Kyoto House is a lovely and spacious home on three secluded acres overlooking the Kona Coast, yet only 10 minutes from the heart of downtown Kailua-Kona.This residence is in the Japanese pavilion-style, with three pavilions enclosing an interior courtyard. Oceanside is the pool and hottub complex, featuring stunning views of the Kona coastline, and extensive covered and uncovered decking, perfect for relaxation, sunning and outdoor dining.

The living/dining pavilion offers a beautifully furnished living room with a sofa grouping, as well as an additional full-size sleeping futon. There is an entertainment center with cable TV/VCR as well as a stereo system with CD player.To the side is an indoor dining space off the kitchen, with table and chairs for up to 6-8 guests. The kitchen itself is beautifully updated and appointed, featuring all new appliances and amenities, including dishwasher and garbage disposal. There are sliding glass doors opening from the living room to the covered poolside lanai, with an additional table and chairs for outdoor dining. A covered outdoor laundry area with washer/dryer is also provided.

The sleeping pavilion provides three bedrooms and three baths. The master bedroom features a queen bed, wetbar, ensuite bath and a private lanai, the perfect settting for early morning coffee and sunset cocktails. The second bedroom is queen bedded with private bath, and the third, also with its own bath, features two twin beds that can be combined as a king bed.

The third pavilion is as large space currently unused, but with the potential for workshop gatherings for audio/visiual presentations and other group activities.

Kyoto House is available for up to 6 people for a weekly rate of $1750-2100($250-$300/night), depending on occupancy and time of year. For stays of less than a week, the rate is $300-$350/night. There is a 4 night minimum stay. Children under the age of five are discouraged, due to safety considerations around the pool.

TAXES:
Rates are subject to two Hawaii taxes totaling 11.416%:
General Excise Tax ( GET ) of 4.166%; and
Transient Accommodations Tax ( TAT ) of 7.25%.

RESERVATIONS:
A 50% deposit is due within 14 days of the reservation, with the balance payable 30 days prior to arrival. Payments may be by check, money order, MasterCard or Visa.

CANCELLATIONS:
Cancellation with 60 or more days notice will result in a refund of monies paid, minus a 10% cancellation fee. With less than 60 days notice, refunds will be based solely on the ability to rebook the reserved dates; again minus the cancellation fee.
