Luxuriate in the total seclusion and tranquility of Fragrant Tree, a beautifully landscaped ten-acre estate of tropical palms, flowering plants and fruit trees, while enjoying breathtaking views of Kealakekua Bay, the sacred Hawaiian Place of Refuge, and the Kona coastline stretching to the south. Nestled within this compound are a luxurious primary residence and three plantation cottages, offering vacationers a variety of options and prices from which to choose.

The primary residence--Fragrant Tree Hale-- provides sleeping acccommodations for up to six guests and is comprised of three bedrooms, two large bathrooms, two dining rooms, a full kitchen with all amenities, and a spacious living room with comfortable seating sufficient for large family and retreat/workshop gatherings. In addition to providing stunning ocean views from all rooms, the main house features a large outdoor lanai, a clothing-optional swimming pool, a jacuzzi, stereo system, washer/dryer, and a private phone and cable TV and VCR.

Adjacent to this residence and separated by a breezeway is the Sunset Cottage, which enjoys the same ocean view as the main house and provides another bedroom, bath with jacuzzi tub, living room and small kitchenette. This cottage is most frequently rented in conjunction with the main residence in order to insure maximum privacy within the main house. The other two plantation cottages, the Palm and the Orchid, are well to the rear of the main house, closer to the tennis court, and enjoy ocean and/or garden views. Each consists of a bedroom with private bath, full kitchen, living room, private phone, TV and VCR, and is suitable for 2-3 occupants each.

These cottages may be rented either separately or in conjunction with Fragrant Tree Hale, and provide for a maximum occupancy of 13 guests. When the accommodations offered by a lovely bed and breakfast on the adjacent property are included, family and workshop gatherings for up to 22 guests are possible.

Fragrant Tree Hale is offered for a weekly rate of $1750-2100, depending on occupancy. For stays of less than a week, the nightly rate is $300-350, with a four-night minimum stay. The three cottages are available for weekly rates ranging from $400 to $700, and nightly rates of from $75-$110. In addition to these charges, there is an outcleaning fees of $50 to $150, depending on the choice of accommodation.

TAXES:
Rates are subject to two Hawaii taxes totaling 11.416%:
General Excise Tax ( GET ) of 4.166%; and
Transient Accommodations Tax ( TAT ) of 7.25%.

RESERVATIONS:
A 50% deposit is due within 14 days of the reservation, with the balance payable 30 days prior to arrival. Payments may be by check, money order, MasterCard or Visa.

CANCELLATIONS:
Cancellation with 60 or more days notice will result in a refund of monies paid, minus a 10% cancellation fee. With less than 60 days notice, refunds will be based solely on the ability to rebook the reserved dates; again minus the cancellation fee.
