Luxuriate in the seclusion of this lovely oceanfront, custom home dramatically situated on the edge of the lush, green cliffs adjacent to historic Waipio Valley. The Cliff House offers unobstructed, truly breathtaking views of the ocean, coastal cliffs and valley waterfalls from the spacious cliffside lanai, as well as from within the house itself. Surrounded by over 40 acres of pastureland that assures total privacy, the Cliff House has two bedrooms with queen beds, one full bath, a fully-equipped kitchen, living/dining room with TV/ VCR and stereo with CD player, and a laundry area with washer and dryer.

Waipio Valley, the famous Valley of the Kings", and the surrouding 23 miles of bluffs, waterfalls, black sand beaches and winding rivers, offer unlimited opportunities for hiking, cycling, horseback riding and wagon and 4-wheel drive tours into the scenic valley. This location is truly an immersion in rural "old Hawaii", while only 15 minutes from the lovely town of Honoka'a, with its shops and restuarants; and less than an hour's drive from the towns of Waimea and Hilo, offering an even greater selection of fine shopping, dining and entertainment opportunities.

The Cliff House rents for $195/night single or double occupancy, with an additional $25/night for each additional occupant up to a maximum of 4 adults.

TAXES:
Rates are subject to two Hawaii taxes totaling 11.416%:
General Excise Tax ( GET ) of 4.166%; and
Transient Accommodations Tax ( TAT ) of 7.25%.

RESERVATIONS:
A 50% deposit is due within 14 days of the reservation, with the balance payable 30 days prior to arrival. Payments may be by check, money order, MasterCard or Visa.

CANCELLATIONS:
Cancellation with 60 or more days notice will result in a refund of monies paid, minus a 10% cancellation fee. With less than 60 days notice, refunds will be based solely on the ability to rebook the reserved dates; again minus the cancellation fee.
